Couture Brokerage will oversee the day-to-day operations of managing your property from marketing, tenant screenings, personal showings and leasing along with overseeing the maintenance requests and repairs to acquiring competing bids for larger repairs and capital projects. We keep track of all pertinent lease information, work orders and financials. The owner will have access through the Owner Portal which gives owners’ access anytime to review rents collected along with expenses paid. Tenant Requirements
Prospective tenants complete a background check that will check their credit, criminal background and if there are any evictions. The prospective tenant pays the nonrefundable fee of $30. Our qualifications are a minimum of a 620 credit score, income requirement of 2.5X the tenant’s portion of the rent, no evictions unless they have been satisfied with the court and we review criminal background. The prospective tenant will also need to provide our office with the current month of most recent pay stubs so we can verify their income.

We offer 24/7, real-time data on our owner’s portal through state-of-the-art accounting and property management software (Buildium). Log in anytime from anywhere to verify rent collections, lease information, expenses paid, maintenance requests and more.
Marketing/Advertising
Our marketing strategy results in wide-ranging exposure to get your rental property leased quickly. Sites that your rental will be advertised; Zillow Group, Apartments.com, Rental Beast and many other sites. A benefit that Couture Brokerage provides to its clients is we handle all marketing, showings and tenant screenings with no up front costs to you. We also perform personal showings with prospective tenants and never use a lockbox.

Eviction Process
If the situation arises, we will assist in the eviction process with the courts; however, if an attorney does need to be hired those costs will be passed along to you.
Fees
Property management fees are charged at 10% of the gross monthly rent plus tax for unfurnished rentals. Mid-Term furnished rentals Property Management fees are 15% of the gross monthly plus tax. Per the property management contract; Couture Brokerage has up to $500 pre-approved for maintenance repairs - anything above that amount we are required to obtain owner approval.
